條款細則Terms & Conditions
The plain version of what you agree to when you buy from us. Written to be read, not to be skipped.
\u{4E00} Who you are dealing with一 The principle
One shop, one counter.
This website is operated by Chee Seng Tong Lakeview Traditional Medicine Shop, UEN 09363300M, at 200 Upper Thomson Road #01-02, Thomson Imperial Court, Singapore 574424. These terms cover this website and anything bought through it.
We have one shop and no branches. A separately owned business in Ang Mo Kio uses a similar name; it is not connected to this family, this shop, or these terms.
\u{4E8C} Placing an order一 The principle
An order is an offer, not yet a sale.
When you place an order you are offering to buy. The sale is made when we confirm it and pack the goods, not when you click. Until then we may decline — usually because something has sold out at the counter, or because a medicine is not one we are willing to send without speaking to you first.
If we decline, you are not charged, or we refund you in full.
\u{4E09} Prices and payment一 The principle
Prices include GST.
All prices are in Singapore dollars and include GST at the prevailing rate. Payment is taken at checkout through HitPay; we never see or store your card details.
If a price is listed in obvious error we will contact you before taking payment, and you may cancel without penalty.
\u{56DB} Delivery and collection一 The principle
Before 2pm goes the same day.
Orders placed before 2pm on a working day are packed and sent the same day. Islandwide delivery is S$8, and free above S$120. Collection at the shop is always free, during opening hours — Monday to Saturday 9am to 4.30pm, Sunday 9am to 2.30pm, public holidays 9am to 3pm. We are closed for the first three days of Chinese New Year.
Delivery dates are estimates, not guarantees. We deliver within Singapore only.
\u{4E94} Returns and cancellations一 The principle
Sealed goods, seven days.
Sealed packaged goods may be returned within seven days if the seal is intact and the packaging undamaged. Herbs weighed and packed to order cannot be returned once they have left the counter, for the same reason no food shop takes back loose goods.
The full rules, including how refunds are paid and when delivery charges are returned, are set out on our Refunds & Returns page, which forms part of these terms.
\u{516D} Medicines, and what this website is not一 The principle
The website is not the physician.
Product descriptions tell you what a thing is, what is in it and how it is normally taken. They are not a diagnosis, not a prescription, and not a substitute for seeing a registered physician. Chinese medicine is matched to the person, not the symptom — what suits one body can be wrong for another.
Always read the package insert before use. If you are pregnant or breastfeeding, taking prescription medication, managing a chronic condition, or buying for a child, speak to a physician first. Nothing on this site should delay you seeing a doctor about something serious.
\u{4E03} Where our responsibility ends一 The principle
We stand behind what we sell.
We are responsible for goods being as described, of satisfactory quality, and stored and packed properly. If we fall short of that, we put it right.
We are not responsible for loss arising from using a product against its label directions or against advice given at the counter, nor for indirect or consequential loss. Nothing in these terms limits any liability that cannot lawfully be limited, including for death or personal injury caused by our negligence.
\u{516B} Changes and governing law一 The principle
Singapore law, and the terms as they stood.
We may update these terms. The version published on this page at the time you place an order is the version that applies to it.
These terms are governed by the laws of Singapore, and the courts of Singapore have jurisdiction over any dispute arising from them.
Last updated: August 2026. Nothing here affects your statutory rights under Singapore consumer law.
